Plus One Professionals is a family-owned, fourth generation realtor in St. Mary’s, Ohio. Their specialty market includes luxury properties, military markets, new homes, resort lake, concierge services, farm & ranch, and home buyer ready properties. They are located next to the largest man-made lake in Ohio – about 60 miles from both Dayton and Ft. Wayne, Indiana.

Background

Getting more listings and selling more houses are, not surprisingly, the two driving forces for a realtor. Often, the more you do to market and sell properties you have listed, the more likely you are to attract sellers who want you to do the same things for them.

“No one is going to purchase a home without first inspecting it, and no one is going to inspect a home without first seeing a photo,” said Krista Opperman, owner of Plus One. Anything we can do to put a compelling photograph of a property in front of our audience will generate interest and ultimately increase sales. If you can accurately point your marketing dollar to your best geographical market, they’ll be that much better.”

Analysis

Historically, realtors sold listed properties and created new listings through traditional means:

  • Photos in newspapers and other periodicals
  • Open houses
  • Direct mail
  • Brochures in front of homes

As more and more buyers and listers turned toward the internet for news and shopping, driving traffic to your website became the first priority. However, newsprint is an unfocused shotgun approach. It puts you on the same playing field as every other realtor marketing the same way you are. “We wanted to take a unique approach to marketing our customer’s homes,” says Opperman.

Objective

Plus One wanted to stand out from other realtors in their market area and engage leverage technology. The best way to do this was to add a high-impact, LED electronic digital display to their marketing mix.

Solution

Plus One is located downtown and has a significant number of cars driving past their office every day. They had a large wall area facing the traffic—a perfect spot for an LED electronic message center.  As no one in the company had experience purchasing or using this technology, it would be important to ensure the product they installed was reliable, easy to use, and quickly serviced should the need arise. Opperman turned to Signs Ohio, their signage supplier, to find the perfect, programmable LED display to display photos and descriptions of their listings. The sign company would eventually handle the permitting and installation of the EMC as well.

Signs Ohio performed a site audit for Plus One and spec’d a Fusion EMC from Electro-Matic Visual. Electro-Matic supplied a full color, 16mm, 4’ x 16’ display 60 pixels high and 288 pixels wide.

Benefits

The high resolution and large footprint of the EMC provides a fabulous canvas on which to display listings. The new display delivered an amazing impact versus the changeable copy board it replaced.

Plus One has been extremely happy with the results of their new display. “The display is bright, beautiful, and easy to use.  On the one occasion, we had a technical issue with the sign, it was quickly repaired,” said Opperman. She continued, “the Electro-Matic representative came to our office and delivered hands-on software training, and it is comforting to know we have unlimited training and telephone technical support for the life our sign.”
